Founding list now open
Run your rentals without an agent.
Proplet does the admin a letting agent charges 10–15% for: chasing rent, booking repairs and keeping every certificate in date. It drafts everything and waits for your OK, by text or email.
- Never holds your money
- Nothing sent without your OK

From finding a tenant to filing your tax
Proplet does the paperwork and the chasing at every stage of a tenancy. You still do viewings and visits. Pick a stage to see what’s ready at launch.
See it run a morning
Ninety seconds of a normal morning with Proplet, from the text you approve to the rules it never breaks. Nish wrote the script, and the voice is an AI copy of his.
Nish PatelFounder of Proplet
- Landlord with five homes in the North East
I stopped paying a managing agent and built software to do its job instead. Proplet is that software.
£4,824a year we no longer pay a managing agent
Since August 2026, the rent, repairs and certificates for our five homes have all run through the tools that became Proplet.
Five rules it never breaks
Proplet works inside your own email and accounts, so these rules are built in, not settings you have to find.
It watches before it acts
For the first week, Proplet only tells you what it would have done, so you can correct it before it contacts anyone.
Nothing goes out without your OK
You approve each message, or switch on a rule for routine ones, like a friendly reminder before rent is due. The one exception is danger to life: if a tenant reports a smell of gas, it texts them the gas emergency number, 0800 111 999, straight away and tells you.
Messages come from you
Emails go from your own address. Texts go from a number just for your properties, so your personal mobile stays private. A tenant never gets more than one message a day.
Your money stays yours
Proplet never holds or moves your money. Rent goes straight from your tenant to your account.
It reports every morning
Even when there’s nothing to do. If a morning report doesn’t arrive, you’ll know something is wrong.
Your email, your rules
Once you connect your email, Proplet can:
- Read emails from the tenants, contractors and agents linked to your properties
- Draft replies, bookings and reminders
- Send what you approve, from your own address
It will never:
- Let anyone at Proplet read your email, unless you ask us for help
- Sell or share your data
- Use your data to train AI models
- Keep your data after you leave
What does an agent cost you?
Compare a managing agent with Proplet’s founding price. Manage everything yourself? See the fines Proplet helps you avoid.
Plus VAT at 20%. Full management usually costs 10–15% of the rent, often with extra fees for finding tenants, renewals and inspections, which aren’t included here.
£4,745
less in fees in your first year
The founding price is fixed for 12 months, then always less than our standard price. An agent also does viewings and inspections in person; with Proplet, you or someone local does those.

Questions landlords ask
Is Proplet a letting agent?
No. It’s software you run yourself. You make every decision, and Proplet never holds rent or deposits.
Will my tenants know?
Not unless you tell them. Every message is one you’ve approved, sent from your own email address or your properties’ text number, so tenants deal with you as they do now. No tenant gets more than one message a day.
Who’s responsible if something goes wrong?
You stay responsible for your properties, as you are now. Proplet’s job is to make sure nothing is missed: it tracks every date, drafts what needs doing, and reports to you every morning.
Is my data safe?
Yes. Proplet connects through the official sign-in for your email and accounting app, so it never sees your passwords, and you can disconnect it at any time. Your data is encrypted, and nobody at Proplet reads your email unless you ask us for help. We never sell or share your data, or use it to train AI models. Before you connect anything, you’ll get a plain-English notice of exactly what Proplet reads and stores.
What happens after the first 12 months?
Founding landlords always pay less than our standard price. Your £5 a property a month is fixed for the first 12 months, and we’ll give you at least two months’ notice of any change after that. There’s no contract, so you can leave at any time.
What if Proplet closes?
You can export everything at any time: your properties, tenancies, certificates and records. Your email and accounts stay yours, so nothing is lost.
Can it find tenants?
That’s coming later. You’ll be able to advertise on the big property portals through a partner, book viewings and reference applicants, including Right to Rent checks, without a tenant-find fee.
Does Proplet collect the rent?
No. Your tenants pay straight into your own bank account, or your company’s. Proplet reminds them before rent is due, with your bank details, matches each payment to the right tenancy, and drafts a firmer reminder for your OK if rent is late. Later, we’ll explore connecting a rent collection service. Proplet never holds your money.
Do I still need my accounting app?
Yes, for now. Your books stay in your accounting app. Proplet connects to FreeAgent today, with Xero and QuickBooks next. It sees rent arrive and suggests how to record each cost, without touching your bank. Built-in accounts and Making Tax Digital updates are coming later.
Does it work for HMOs, or in Wales and Scotland?
Proplet is built for England first. HMOs, Wales and Scotland have extra rules. If that’s you, join the list and tell us, and we’ll let you know when they’re covered.
When can I start?
We’re running it on our own properties now. Founding landlords get access first, in small groups from early 2027, and we’ll email you when it’s your group’s turn.
Does it help with the landlord register?
It keeps every certificate and tenancy detail the register asks for in one place, and tells you when your region opens. Registering and paying the fee is still done by you on GOV.UK.
Questions about your properties, or whether Proplet fits? Nish reads and answers every email himself. If you’d rather talk, say when suits you and he’ll call.
